What we check — and what we don't
Labels are only useful if you know exactly what they mean. This page explains each label you'll see on Sewasy, and the limits of each one.
What each label means
Availability Confirmed · Recently Confirmed
The advertiser recently told Sewasy that the home is still available, by tapping Still Available in their dashboard (or when Sewasy approved a new listing). Confirmed in the last 7 days shows as Recently Confirmed; 8–14 days shows Confirmation Due; after 14 days the listing is hidden from search.
It is the advertiser's own statement. Sewasy doesn't inspect the property, so a home can still be taken between confirmations — always check with the advertiser before you travel to a viewing.
Listing Reviewed
New listings are reviewed by Sewasy before they first appear in search. We look for complete information, consistent pricing and anything that breaks the Marketplace Rules.
A review does not guarantee that a listing is accurate. It is not a property inspection, a valuation or a check of the tenancy terms, and later edits by the advertiser are not re-reviewed before they appear. Listings rejected in review are never public.
Owner Direct
The advertiser states they are advertising directly as the owner or landlord of the property.
Sewasy does not currently verify property ownership (for example, against land or strata title records). Owner Direct is not a sign that a listing is safer than an agent's listing.
Registered Agent · REN number
The advertiser states they are a registered estate agent or negotiator. The REN number and agency name shown are supplied by the advertiser.
Sewasy does not currently verify REN numbers with the Board of Valuers, Appraisers, Estate Agents and Property Managers. You can check a REN number yourself on the Board's public register before you pay anything.
Identity Verified
Sewasy completed the identity-verification process it currently uses for the person behind an advertiser account. During the launch period this process is not yet available to new advertisers, so they show Verification pending.
It does not mean that property ownership, authority to rent or professional (REN) registration has been verified. Statuses on listings labelled Demo are demonstration data.
What Sewasy does not do
- We don't verify property ownership.
- We don't verify REN registration or agency licensing.
- We don't inspect properties or guarantee that a home is available.
- We don't collect rent or deposits, hold money on anyone's behalf, or provide deposit protection or insurance.
- We don't review or guarantee tenancy agreements.
Protect yourself
- View the home in person (or by a live video call you control) before paying anything.
- Never pay a deposit to secure a viewing.
- For agents, check the REN number on the Board's public register and ask for their agency details.
- Read the tenancy agreement fully before you sign, and keep copies of every payment receipt.
- If something doesn't look right, report the listing from its page.
