Rules for advertising on Sewasy

• Advertise only homes you own or are authorised to rent out.
• Describe the actual unit: correct building, area, size, rooms, furnishing and facilities.
• Use recent photos of the unit being advertised.
• Your private street address must be correct; it is not shown to renters.

• Only confirm Still Available when the home really is available.
• Mark the home rented, or pause it, as soon as it is no longer available.
• Listings not reconfirmed within 14 days are hidden from search automatically.

• One listing per unit. Don't post the same home repeatedly or under several accounts.
• Don't advertise homes that aren't available to attract enquiries for other properties.
• Don't use listings to advertise services or anything other than a home for rent.

• The monthly rent must be the actual rent you will ask for — not a teaser or starting price.
• Don't add charges after the renter enquires that weren't shown in the listing.

• Enter the security deposit, utility deposit, advance rent and agreement estimate you will actually charge.
• Don't ask for a deposit or fee before the renter has viewed the home.

• Identify yourself correctly: Owner Direct only if you advertise as the owner or landlord; Registered Agent only if you are a registered estate agent or negotiator.
• Don't falsely claim verification, ownership, authority to rent or professional registration.
• Agents must provide their own REN number and agency name, and keep them up to date.
• Don't impersonate another person, agent or agency.
• Keep your contact details accurate so renters can reach you.

• Reply to renters honestly and courteously.
• Don't discriminate against renters, harass them or pressure them to pay.
• Use renters' contact details only to discuss the home they asked about.

• No fake listings, fake identities or fake documents.
• No requests for payment to secure a viewing, or for payment outside a written tenancy agreement.
• No phishing, requests for passwords or banking details, or links to suspicious sites.

Anyone can report a listing from its page for being unavailable, incorrect, duplicated or suspicious. Sewasy reviews reports and records the outcome.

• New listings are reviewed before they become public, and may be rejected with a reason.
• Sewasy may pause a listing, or all listings from an advertiser, while a report is reviewed or if these rules are broken.
• Sewasy may pause or remove listings that appear outdated, misleading, duplicated, suspicious, fraudulent or otherwise non-compliant.
• Sewasy may remove listings and suspend accounts that repeatedly or seriously break these rules.

Moderation decisions concern the Sewasy platform only. Sewasy is not a party to tenancies. See also our Terms.
