Terms of Use

Sewasy operates an online rental marketplace: technology for advertising rental property, discovering homes and communicating about them. Owners, landlords and agents (advertisers) publish listings; renters search them and contact advertisers.

What Sewasy currently provides:

• Publishing advertisers' rental listings.
• Search, discovery and filters.
• Presenting an estimated move-in cost from the figures in a listing.
• Tools for advertisers to confirm that a home is still available.
• Passing renters' enquiries and viewing requests to the advertiser.
• Showing advertiser and profile information supplied by advertisers.
• Moderation of listings and handling of reports.

Sewasy is an online rental advertising and marketplace technology platform. It is not an estate agent, property agent, letting agent, property manager or broker, and it is not automatically a party to any tenancy between an advertiser and a renter.

Owners, landlords, agents and renters remain responsible for their own decisions and for any agreement they enter into. Sewasy currently does not:

• negotiate rental prices or tenancy terms on behalf of either party, or represent either party in those negotiations;
• select tenants on behalf of landlords — advertisers decide whether to accept a viewing request or a renter;
• receive rental deposits or monthly rent, or hold client money;
• execute tenancy agreements on behalf of any party;
• provide legal advice, valuation services or property management;
• guarantee an advertiser's authority, property ownership, availability or that a tenancy will be concluded;
• receive a commission based on a completed tenancy.

During the launch period Sewasy is free for renters, owners and registered agents: there are no listing fees, subscriptions, commissions or success fees. See the free listing page.

Advertisers must provide, and keep accurate and current:

• their identity and contact information;
• the property information and photos;
• the monthly rent;
• the security, utility and other deposits and upfront costs;
• availability;
• the rental terms;
• agent and agency information, where they advertise as an agent.

Advertisers must have the right to advertise each property and must follow the Marketplace Rules.

"Recently Confirmed" and "Availability Confirmed" mean that the advertiser recently reconfirmed through Sewasy that the listing remained available. They do not mean that Sewasy physically inspected the property or independently guarantees that it is available.

"Identity Verified" refers only to the identity-verification process that Sewasy actually performed for that advertiser. It is not proof of property ownership, authority to rent, legal title or agent registration. See Verification for what each label means.

Advertisers presenting themselves as estate agents or negotiators must provide their professional details (such as REN number and agency) where requested, and remain responsible for complying with Malaysian law and their professional obligations. REN numbers and agency details shown on Sewasy are supplied by the advertiser; Sewasy does not currently verify them with the Board of Valuers, Appraisers, Estate Agents and Property Managers.

The Estimated Move-in Cost is calculated from the information supplied in the listing. Final amounts depend on the actual tenancy terms agreed between the parties. The estimate is for information only; it is not a quotation or a guarantee.

Before transferring money or signing documents, renters should independently:

• inspect the property where practical;
• confirm the advertiser's identity and authority to rent the property;
• review the tenancy terms;
• verify the payment recipient's details;
• seek professional or legal advice where appropriate.

Sewasy currently does not collect rental payments, security deposits or any tenancy payments through the marketplace. Never assume a payment request is legitimate merely because the property appeared on Sewasy.

When using Sewasy you must not engage in:

• fraud or misrepresentation;
• fake properties or misleading availability;
• duplicate or spam listings;
• impersonation or false agent credentials;
• unlawful discrimination, where applicable;
• malicious content;
• attempts to circumvent or attack platform security, including automated scraping or abuse of forms.

Sewasy may review listings, request additional information, pause, reject or remove listings, restrict accounts and investigate reports. Sewasy does not promise that every listing or every change to a listing is checked manually.

Anyone can report a listing from its page — for example if it is no longer available, has incorrect information, is a possible duplicate or the advertiser seems suspicious. Complaints about the marketplace or an advertiser can be sent through the contact form.

Sewasy does not guarantee that:

• a renter will secure a property;
• a landlord will find a renter;
• an advertiser will respond;
• a listing will remain available;
• a transaction will complete.

We work to keep Sewasy available and secure, but the service may occasionally be unavailable because of maintenance, updates or technical problems outside our control. Features may change as the marketplace develops.

To the extent permitted by applicable law, Sewasy is not liable for the content of listings, for the conduct of advertisers or renters, or for any tenancy or payment arranged between them, and is not liable for indirect or consequential loss arising from use of the platform.

Nothing in these terms excludes or limits any liability or consumer right that cannot be excluded or limited under applicable Malaysian law.

We may update these terms as the service changes — for example if paid features are introduced after the launch period. Material updates will be reflected here with an updated effective date.

These terms are governed by the laws of Malaysia.
