Listing a rental home on Sewasy
A practical guide for owners and registered agents — from writing a complete listing to keeping it current until the home is rented.
Creating a complete listing
Complete listings get clearer enquiries. Give the building or property name, the area, size, bedrooms and bathrooms, parking and furnishing. Your street address is kept private — renters only see the general area on the map.
In the description, stick to facts renters need: the layout, what's included, the condition, nearby transport and anything unusual (such as a shared unit or house rules). Avoid repeating keywords.
Setting the monthly rent
Compare similar homes in the same area on Sewasy search and price for the home as it is today. The monthly rent you enter is what renters filter by, so it must be the actual rent — not a starting price.
Deposits and move-in cost transparency
A common arrangement in the Klang Valley is a security deposit of two months' rent, a utility deposit of half a month's rent and one month's rent in advance, plus the cost of preparing and stamping the tenancy agreement. Your terms can differ — enter the amounts you will actually ask for.
Sewasy adds these up and shows renters one estimated move-in cost before they enquire. The figure is an estimate; the final amounts are the ones written in the tenancy agreement.
Photos
- Upload JPG, PNG or WEBP photos, up to 8 MB each and 20 per listing.
- Use recent photos of the actual unit — not the show unit or another floor.
- Start with a bright photo of the main living area; it becomes the cover photo.
- Include the bedrooms, bathrooms and kitchen, and the building facilities if they're part of the rent.
Availability confirmation
Tap Still Available in your dashboard whenever you confirm the home is free. Listings confirmed in the last 7 days show as Recently Confirmed. Between 8 and 14 days they show Confirmation Due, and after 14 days they're hidden from search until you confirm again.
Handling enquiries
Enquiries arrive in your dashboard with the renter's name, email, phone and message. Sewasy doesn't have in-app chat yet, so reply by email or phone, then mark the enquiry as read or closed to keep track.
Viewing requests
Renters request a date and a time of day. Accept or decline each request in your dashboard, then contact the renter to arrange the exact time. Renters can cancel a request they no longer need.
Marking the property rented
When the home is taken, choose Mark Rented. It leaves search immediately and its page tells renters it has been rented, with similar homes nearby. Use Pause instead if you only need to stop enquiries for a while.
Listing statuses
Pending Review
Submitted and waiting for Sewasy's review. Not public yet.
Active
Live in search. Renters can enquire and request viewings.
Confirmation Due
Active, but not reconfirmed for more than 7 days. Confirm it to keep it in search.
Paused
Hidden from search by you or by Sewasy. Its page shows the home as unavailable.
Rented
Marked as rented. Out of search; the page says the home has been rented.
